fourteen feet of width, mature plantings already softening the edges, and a dining table that actually seats more than two. direct living access through floor-to-ceiling glass means this terrace functions as a proper room, not an afterthought. some neighbor sightlines, but the greenery earns its keep as a buffer.

views are good from this otherwise unremarkable terrace. a bit too narrow for some forms of entertaining, but some ingenuity can still make is awesome.

that reflecting pool is doing a lot of work, visually and spatially. eighteen hundred square feet on paper, but the water feature and hidden storage claim nearly half. what remains is a polished direct living terrace with mature grasses, downtown skyline views, and room for four people who already like each other.

this terrace has the access, dimensions and layout to be great, but the lack of images worry me.

those mature pines took decades to get this sculptural. a direct living terrace at true penthouse height, fourteen feet wide with central park spread out below and billionaires row rising behind it. the stone balustrade is the kind of detail nobody builds anymore. southern and western light all afternoon, enough room for a proper dinner party, and neighbors who apparently have better things to do than look over. the view does most of the talking; the landscape does the rest.

mature hedging already at chest height, a sectional that seats six comfortably, and prewar brick towers framing the sightlines instead of blocking them. twelve feet of width on a direct living terrace is the threshold for actual entertaining, and someone clearly understood the assignment. the plantings soften what could feel exposed; the neighbors appear to mind their own business.

this living level terrace is a 2,700-square-foot beast with primary access through the kitchen. while it boasts lush vegetation and massive scale, the central park and skyline views are frustratingly tucked away. you essentially have a private park where the best vistas are limited to a single "standing room only" vantage point.

large outdoors located in three disconnected spaces, the views make it a potential canvas for something spectacular. although proximity to a cooling tower is potentially troubling for noise.

each of these terraces act more like balconies as they are too small to be practical, and being off the bedrooms, they clearly will not be used socially

currently completely unused as a terrace these outdoor space seems to have very little practical used beyond a planting terrace. however, it is quite possible at the area of the bedroom can make for a very nice place to have your morning cup with joe.

the terraces are each large enough for a party. and all together they can hold a class reunion, but they lack charm and warmth.
