in this layout the balcony will get more use as it is easily big enough for a comfortable chairs and even a small lounging area. but for larger scale entertaining the direct roof will be excellent,

well proportioned with a good overhang giving plenty of rain cover. this terrace will have a great view north toward midtown.

too bad the exterior does not match the interior. although the terrace has limited entertaining quality on account of access only through the bedroom, they still could provide a much better feel.

excellent flow between the interior and exterior make this terrace a natural extension of the living space, fantastic while entertaining, and the direct access from the kitchen is very practical when throwing a party.

maybe not full central park views from everywhere, but the access and the general views are still excellent. (including some park views) the fencing might be slightly unusual in pictures, but not much of a distraction in person.

each of the two roof spaces are sizable enough to function as a terrace, but the fact they are currently completely disconnected from one another will make at least one of them obsolete.

the direct living terrace is really all you need in this apartment. its generous size and easy access from the living room make it perfect for socializing. as lovely as the upper-level terrace is, it’s really just a bonus.

small in size, but big in value add, nestled within the trees of the surrounding gardens, this terrace feels like a private hidden getaway.

some areas are too narrow to be very practical and the views are a mixed bag... but on a good day, the only things that matter is that you have a place for smoking cigars, and enjoy some much needed r&r.
