this terrace has a practical layout and dimensions. however, the metal railing robs the place of any intimacy while leaving you somewhat overexposed. the only way to remedy that is by using copious vegetation.

seventeen feet wide with a built-in grill and string lights already doing the work. a second level terrace accessed through the bedroom via spiral staircase, which is charming exactly once per evening. neighbors have sightlines, so the seating arrangement is strategic. dinner for six works; privacy for two requires planning.

maybe not full central park views from everywhere, but the access and the general views are still excellent. (including some park views) the fencing might be slightly unusual in pictures, but not much of a distraction in person.

the direct living terrace might not be much more than a glorified planting terrace, but the second level terrace is exceptional, with a very high cover that makes it easy to enjoy year around, end stunning views that go forever.

this terrace has the layout to make it a great space for entertaining. however the current owners underutilized it.

proportion are fine, but a bit tight, however, the views make this an outstanding terrace.

these are poor pictures of clearly a very good terrace. the dimension suggest that it is perfect to have a dining and a relaxation area while still having room for a vegetation to provide privacy where needed however, this image only shows a sad place.
