four feet of width is standing room with ambitions. the bistro setup squeezed in here does the job, barely, and that east river view is doing heavy lifting. a direct living terrace means you step right out from wherever you're already sitting, which helps a narrow space feel more usable than it measures. good privacy, solid light, water views from this height. morning coffee works. dinner party, not so much.

that bamboo screen along the west edge has a few years on it, which means privacy from neighbors without waiting three seasons. thirteen feet of width gives you real furniture options, and the pergola provides shade where manhattan usually forgets to. a direct living terrace with plantings already established is the rare case where someone else did the hard part.

the view and the dimensions of this roof access terrace are very pleasant. the one issue with them always is as they are not directly connected to the apartment might be limited.

these views are amongst the best around the park. after all where else will you get the reservoir in the same shot as cpw and all of billionaires row. the dimensions also make it extremely practical.
