the layout and size of this terrace is excellent, but the terrace is far less enjoyable than the layout and size would suggest, as the building next door has robbed the widest part of its view.

great size and excellent excellent vegetation, make this a lovely respite. well worth the one flight of stairs.

the distant skyline views from the lower east side penthouses are epic, and this one follows that pattern. the space is there to be practical, but little has been done so far to make it welcoming.

well proportioned for outdoor dining and relaxing, the space could use some more vegetation, but all in a good terrace.

accessibility of the main terrace directly often family room gives it the status of the direct living terrace and it is very useful and a smart vegetation offers a good level of privacy. the roof access terrace will undoubtedly have the better views, but it's it's access might make it less frequently used. used.

excellent water views make this terrace a pleasure for some relaxing contemplation. but to be fully enjoyed some tlc will need to be given.
