the location and access to the terrace are fantastic as is the size. the one drawback is that it currently has no view and the privacy fences are probably put up for a reason.
About
located just off fifth avenue on one of the most architecturally significant blocks in manhattan, the quadruplex residence at 2 east 80th street occupies the top levels of a distinguished mansion originally built in 1911. one of only three residences in the building, this 5-bedroom, 5-bathroom, 2-powder-room home offers a rare blend of historic craftsmanship and modern livability.
spanning four levels, the layout of this residence thoughtfully separates entertaining and private living. a gracious landing opens to the sixth floor of the mansion, where the primary suite occupies the front of the floor and features a large walk-in closet, ensuite bathroom, and private terrace. two additional bedrooms, a library or home office, and a laundry area complete this level.
upstairs, the top floor serves as the main entertaining space, with a sunlit, front-facing eat-in kitchen that opens to a landscaped terrace, a formal dining area, wet bar, powder room, and a rear living space with a wood-burning fireplace.
below the entry level, the fifth floor offers two secondary bedrooms and two full bathrooms. the fourth floor features a dramatic, full-width living room with a fireplace, a small kitchen, and a powder room - an ideal setting for informal gatherings or guest accommodations. there is also a sizable storage unit in the basement.
with three working wood-burning fireplaces, multiple outdoor spaces, and private elevator access, this one-of-a-kind residence captures the essence of upper east side townhouse living. the block of east 80th street between fifth and madison avenues, known for its rich history and architectural grandeur, has seen many of its original mansions thoughtfully restored to their single-family elegance. this prestigious location blends historic charm with modern luxury, offering residents an exclusive lifestyle just steps from central park and museum mile.
wide enough for a lounger if place diagonally, and even a small four person dining table, this terrace has what it needs,

this living level terrace might not have a view in a traditional sense, but peeking up an alley with fire escapes has its own new york charm

Expert Opinion:
two terraces at perfect locations, the largest of the two being a direct living terrace, offering easy access when having a gathering, while the living level terrace is smaller and only accessible from the master, making it a perfect more private retreat.
