mature hedging already at chest height, specimen trees in planters, a six-top dining setup with room to spare. direct living at 16 feet wide is the real thing. neighbors have some sightlines, but the greenery does its job as a soft boundary. this terrace actually gets used.

that copper dormer is doing a lot of visual work, and the wrought iron railings add period character you cannot buy new. a second level terrace at 400 square feet with 13 feet of width gives you real room to furnish, though the space wraps awkwardly around architectural elements. city and park views face out nicely, and the privacy reads as genuine. currently a blank slate, which is either opportunity or work depending on your saturday plans.
