a loggia rather than a proper terrace, but that travertine envelope and those full-height doors do the heavy lifting. nine feet of width lets the furniture breathe, though the glass neighbors across the way will know when you've had guests. direct living from what looks like a grand salon, water views slipping through the towers. the plantings are staged, not grown; someone will need to finish the room.

lovely terrace, with excellent skyling views and excellent proportions it also has some architectural detailing on the building and the corners to make it very unique.

private direct roof access with 30 feet of width, which is dinner party territory. the mature plantings and weathered deck have that lived-in quality you cannot buy new. exposed to neighbors, yes, but the empire state peeking through softens that concern. remarkably quiet up here, somehow.

while the primary bedroom outdoor space is just a narrow balcony, the direct living terrace is just large enough for a small dining table along a seating area. by splitting the square footage, neither area achieves the scale necessary for true entertaining, resulting in high-altitude utility rather than luxury.

the direct living terrace is really all you need in this apartment. its generous size and easy access from the living room make it perfect for socializing. as lovely as the upper-level terrace is, it’s really just a bonus.
