eighteen feet of width and 550 square feet, and someone actually knew what to do with it. the lattice screens soften the neighbor sightlines, mature plantings took years to establish, and there is room for both a proper lounge and a dining setup without anyone bumping chairs. a direct living terrace that functions like a garden room.

this home has not one, but two loggias. these are practical as they give excellent rain cover, but they might not be able to everyone's liking the one right off. the living room is a bit on the small side and is really only therefore private use. the one on the upper floor has more practicality with the kitchen. the views are decent, but not extraordinary.

technically a loggia, but the scale and height of the cover give it terrace like characteristics,. the views and the year around usability make this an outstanding place.

the planters soften the views from inside,. controlling your views is a best use of a terrace that is too narrow for social use, and represents the primary reason why everyone should want a terrace.

blurring the lines between a loggia and a terrace, these outdoor spaces have the benefit of protection from the rain, but the heavy columns rob it that feeling of open sky views.

fantastic terrace in terms of size, the layout is not ideal unless you are an avid swimmer, as the best space of the terrace is exclusively for the pool. privacy is also currently an issue but that can be remedied bu planing a row of pine hedges.
