eighteen feet of width and 550 square feet, and someone actually knew what to do with it. the lattice screens soften the neighbor sightlines, mature plantings took years to establish, and there is room for both a proper lounge and a dining setup without anyone bumping chairs. a direct living terrace that functions like a garden room.

the size of this terrace is decent maybe even good and the condition of it is very pleasant. however it is difficult to see it being a practical place.

virtually staged to within an inch of its life, but the bones are real: 1,679 square feet of direct roof access, 27 feet wide, true penthouse position. that skyline view to the south is not a rendering. quiet, private, excellent condition, and the kind of space that hosts twelve comfortably without anyone bumping elbows.

this home has not one, but two loggias. these are practical as they give excellent rain cover, but they might not be able to everyone's liking the one right off. the living room is a bit on the small side and is really only therefore private use. the one on the upper floor has more practicality with the kitchen. the views are decent, but not extraordinary.

the width of this wrap around terrace make it very pleasant, and the multiple access points make it practical, the one drawback is that the largest, most practical spot for entertaining is next to the bedrooms.

blurring the lines between a loggia and a terrace, these outdoor spaces have the benefit of protection from the rain, but the heavy columns rob it that feeling of open sky views.
