direct living terraces do not come much better laid out than this with direct access from both the living room and the kitchen.

the decent footprint offers enough utility for small gatherings without feeling cramped. abundant, mature vegetation transforms the space into a genuine outdoor room, providing a lushness that’s rare in the city. it’s an enjoyable, well-scaled retreat that balances social functionality with a high-quality, private atmosphere.

although the quality of the craftsmanship is not very high. some effort was put in to make this terrace enjoyable, with a pergola providing a beautiful spot to sit and taking in dramatic views.

nine feet of width puts this direct living terrace just past the threshold where dinner parties become plausible, and someone clearly took the hint. mature hedging runs the length, creating a green wall that earns its keep against the central park canopy beyond. west-facing with those skyline views means late afternoon light and the kind of sunset cocktails that make neighbors resentful.

currently completely unused as a terrace these outdoor space seems to have very little practical used beyond a planting terrace. however, it is quite possible at the area of the bedroom can make for a very nice place to have your morning cup with joe.

the terrace has a decent size, but as the virtual image suggests, something needs to be done to block the views of the unimproved building roof.
