a penthouse terrace with real wood decking and established planters already doing the work. the brick party walls and neighboring townhouse facades give it that honest manhattan roofscape character, not a skyline postcard but something better. dining for six fits easily, with room to spare for morning coffee in the corner.

this terrace offers a significant footprint where the square dimensions actually allow for meaningful furniture groupings rather than a narrow corridor. while the low-floor elevation trades skyline views for a sense of enclosure, it provides excellent wind protection and a rare level of privacy for a space of this scale.

the views, general condition and fresh air make this a lovely spot, and knowing you can access it any time you want is great. but it is too narrow for much beyond a bistro table and seating.

a loggia rather than a proper terrace, but that travertine envelope and those full-height doors do the heavy lifting. nine feet of width lets the furniture breathe, though the glass neighbors across the way will know when you've had guests. direct living from what looks like a grand salon, water views slipping through the towers. the plantings are staged, not grown; someone will need to finish the room.
