direct living with fifteen feet of width and a hot tub already installed, which is doing most of the personality work here. the frosted glass parapet solves the neighbor sightline problem but also eliminates any view worth mentioning. a blank slate that needs furniture, greenery, and someone with a vision. the bones are generous; the current staging is a rug on concrete.

twelve feet of width, mature plantings doing the heavy lifting on privacy, and a direct living setup that actually earns the name. the surrounding brick and prewar details give it more character than most midblock courtyards manage. multiple access points and room for two seating areas. neighbors can see in, but so can you.

this terrace has the location, and size to be perfect. the one drawback is that there is no view from the side. however, in exchange, the building next door offers protection from wind and elements
